Ceilings in Dubai fail in predictable ways. A bathroom leak upstairs leaves a tea-coloured map across the gypsum. An AC drain soaks a board until it sags and the paint peels in sheets. Settlement opens a crack along a partition. A previous contractor cuts a messy hatch and never closes it. People paint the stain, then paint it again, and are surprised when the outline returns with the next shower. The ceiling is telling you about water or movement. The paint is not the repair.

AAS Technical Services repairs plasterboard and gypsum ceilings properly. We find whether the board is still sound. Soft, swollen or mould-colonised sections are cut back to firm material. The leak or drain fault is dealt with first — by us or with our waterproofing and AC teams — so we are not closing a wet void. New board is set on the existing channels, taped, jointed and sanded flush. Stain-blocking primer goes down before finish coats so tannin and rust do not bleed through.

We also straighten tired hatches, reinstate access for AC coils, and tidy the mess around new downlights after an electrician has been through. Cracks are opened and reinforced, not just filled with a smear of ready-mix. In occupied rooms we sheet the furniture and isolate dust. You will see a flat, dry, evenly painted ceiling and a note of the cause. If the whole ceiling is tired and you would rather replace it with a new false ceiling, we will say so and quote that as a different job rather than patching something that should come down.
