Dubai does not see rain every week, but when it arrives it finds every failed upstand, cracked balcony screed and tired bathroom membrane. Water then travels farther than people expect — through blockwork, along a slab, and out through a ceiling two rooms away. Paint that keeps bubbling, a musty cupboard, salt marks on a ground-floor wall, or a damp patch that returns after every shower are not decorating problems. They are waterproofing failures, and covering them with another coat of emulsion only hides the path for a few months.
AAS Technical Services traces the entry point before we talk about products. Roof work may need a torch-on bitumen membrane, a liquid polyurethane system, or repair of existing insulation and screed falls so water actually reaches the drain. Bathrooms and wet kitchens need the old failed layer opened, the substrate dried, and a bonded membrane dressed correctly into drains, corners and pipe penetrations — the places DIY paint-on coatings usually miss. Balconies and planters are treated as wet areas, not as an afterthought of the façade.
We use systems rated for this climate: high UV, large day-to-night temperature swings, and irrigation overspray. After application we flood-test where the detail allows, so you are not discovering a miss during the next storm. Internal finishes are reinstated only after the substrate is dry. If the leak has already stained a ceiling or grown mould, we coordinate the repair so you are not hiring three contractors to finish one problem. The quote states the system, the area in square metres, and the warranty term before we start.
