About this service
A false ceiling in a Dubai home is doing several jobs at once. It hides ducting, chilled-water pipes and the wiring that was never meant to be seen. It holds downlights, pelmets and a cove for indirect light. It can also hide a future leak if nobody thinks about hatches. Poor installations show themselves quickly: waves in a long run, cracks at every board joint, downlights that cook the gypsum, and no way to reach an AC coil without destroying a day's finishing.
AAS Technical Services designs and installs gypsum false ceilings for apartments and villas — full rooms, perimeter bulkheads, window pelmets and simple coffers. We measure against the real services in the void, not against a pretty sketch. Channel spacing, board thickness and joint treatment follow the span. Lighting layouts are coordinated so fittings land on structure, not on a guess. Where AC or plumbing will need service, we put framed hatches where a technician can actually use them, painted in and not left as an afterthought.
Existing tired ceilings can be stripped and replaced. New work is taped, jointed, primed and painted as part of the same quote if you want a finished room rather than a grey shell. We protect floors, isolate dust, and sequence the job around electricians and AC installers so nobody is cutting a finished board to pull a last cable. Moisture-resistant board is used in wet rooms. We will tell you if a very low slab-to-finish height will make the room feel crushed, and we will suggest a bulkhead instead of a full drop.

Frame and board are often one to two days. Jointing and paint add time because filler has to dry. A full apartment is scheduled room by room so you can still live in part of it.
